There is a common misconception about what masterplan advisory is. Masterplan advisory, in the sense that Urbanew practises it, is the discipline that happens before — and in parallel with — the design process. It answers the questions the design process cannot: what should this development contain? In what proportions? For which buyers and at which price points? Across what phasing timeline?

01When to commission advisory

The answer is earlier than most developers do. By the time a masterplan design is substantially complete, many of the programme decisions that determine commercial outcomes — asset mix, land use ratios, density, phasing — have already been made. Retrofitting advisory analysis to a substantially designed masterplan is expensive and rarely fully effective. The right moment is at or before concept design stage, when the fundamental programme questions are still open.

02What re-strategising a masterplan looks like

Sometimes a masterplan is commissioned that does not perform as expected — whether because the initial programme was wrong for the market, the competitive landscape shifted, or the original advisory was insufficient. Urbanew Advisory has been appointed to situations of this kind — most recently on Hai Al Naseem in Muscat, where we were brought in to conduct a ground-up reassessment of the development vision and masterplan logic. This is a more complex advisory role than green-field programme development, requiring both the analytical rigour to identify what has gone wrong and the commercial credibility to propose a direction that stakeholders will accept.

03What good masterplan advisory looks like

At its best, masterplan advisory produces a programme grounded in real market demand, financially validated against independent projections, and structured to deliver returns across the full development lifecycle. It challenges the assumptions that developers and architects bring to a project — not because challenge is the objective, but because untested assumptions are where commercial risk lives.
